- Public street dedication and right-of-way planning
Project Characteristics

Phase 3A consists of 56 single-family residential lots connected by interior subdivision streets, including Rose Street and extensions connecting to Bellflower Avenue and Watson Road.
The development includes:
- Public sanitary sewer easements (typical 15-foot width)
- Public drainage easements (typical 15-foot width)
- Required sidewalk installation along lot frontages
- Defined drainage patterns and catch basin infrastructure
- Finished floor elevation planning per lot
The layout integrates with surrounding and future phases of The Villages of Green Meadows subdivision.

Project execution
Phase 3A required coordinated planning to meet municipal zoning requirements, setback standards, drainage regulations, and floodplain considerations. The subdivision design incorporates required sidewalks, infrastructure easements, and elevation controls to support efficient construction and long-term infrastructure performance.
The phase was delivered as a fully platted and infrastructure-ready residential development prepared for home builder construction.
